We have opened a new delivery studio in Newcastle as demand for workplace transformation projects increases across the North East. The move reflects both the strength of the regional market and the growing need for organisations to rethink how their workplaces perform.

Over the past year, we have seen a clear shift in Newcastle’s office landscape. Businesses are seeking high-quality environments that help them attract talent, strengthen culture and make better use of their space. However, the availability of new Grade A offices remains limited, creating an imbalance between supply and demand.

As Hannah Cusack, Account Director, explains, “There’s very little availability of new, high quality office stock in Newcastle, yet demand remains high. Many organisations are choosing to stay in their existing buildings and upgrade them to meet changing needs.”

Newcastle’s office market is experiencing strong demand but constrained supply. Grade A availability currently represents a small proportion of the city’s total stock, and with rents rising over the past decade, organisations are reassessing how their workplaces support long-term performance.

This environment is reshaping how workplace projects begin. Rather than focusing purely on relocation, businesses are increasingly exploring how existing offices can be adapted to support evolving working patterns, hybrid collaboration and organisational growth.

In many cases, this means rightsizing space, improving utilisation and creating environments that better support productivity, purpose and day-to-day use.
