As a global top 10 law firm, Eversheds Sutherland needed a sustainable workspace that would reflect their distinguished brand, showcase their high-level standards and facilitate modern ways of working into the future.
However, they also had practical considerations, which included maintaining business as usual, improving energy efficiency, and a building that was deemed structurally unsuitable.
Together, we successfully delivered an incredible high-end workspace, minimising disruptions to Eversheds Sutherland’s operations. The 42,000 sq ft of office space across two main floors required meticulous refurbishment to the building reception and car park, and installation of new lifts.
We also carried out CAT A works on the remaining floors of the expansive 90,000 sq ft, building. By reducing Evershed Sutherland’s footprint, this remaining space is now available to let.
Communication is crucial in these projects. With Avison Young as project managers, we formed a professional collaboration that included the landlord works team and the team appointed by Eversheds Sutherland.
Getting under the skin of the project meant we immersed ourselves in the vision. We worked closely with the architect, Sheppard Robson, and the Eversheds Sutherland team to select the right products, furniture and fittings for the space.
We helped to source local artwork, products and materials for this project. The designers wanted to put the spotlight on the capital city location, to differentiate it from other Eversheds Sutherland offices. Materials from local suppliers were used on the majority of materials and products throughout - maintaining a lower carbon footprint and fulfilling a commitment to help the community thrive, supporting local businesses.
The subtle touches are a nod to the Welsh identity of the office and create a global feel with a sense of locality.
Plants and greenery are proven to positively impact your well-being. Biophilia was an integral part of this scheme, to create areas of nature and nurture a healthy working environment. The entire office has been treated with a cohesive and live planting scheme to help create sightlines, zone off areas and make a statement - like the living moss wall installation in the social space entrance.
“It was fantastic to work with the TSK team once again.”
Rachel Kerwin, Director of Property & Projects, Eversheds Sutherland
Efficiency was central to the design – with the goal of improving the EPC (Energy Performance Certificate) from an F to a B. We carefully specified products and technology that would achieve better energy efficiency, while reducing unnecessary energy loss and wastage and achieved a new EPC rating for the building.
During the process, we discovered the building was structurally unsuitable for the works required and had no clear access for waste removal. However, we overcame this by putting up full scaffolding and an external hoist system so we could lift materials to each floor and remove waste - which also resulted in a 99%+ landfill avoidance throughout the project.
Overall, the site could have become quite busy, but we navigated this with a clear phased plan to complete all elements without compromising on any of the extreme details.
The bespoke joinery, lighting features and level of consideration that went into the project are apparent as soon as you step into Eversheds Sutherland’s Cardiff offices. Employees now enjoy a modern, collaborative space that promotes a healthier workplace lifestyle. Having undergone a huge transformation, this workspace surpasses all expectations – and delivers on important practicalities such as sustainability and energy efficiency.
“This was a tremendous project for TSK. I can’t wait to show this space off. Truly proud of it. It can’t be understated - the time, effort and energy that went into the project.”
Phil Hannis, Build Division Managing Director at TSK
